I want to explain the depths myself and the team go to ensuring we hand over a product that we are proud of.

 

All properties we build are checked and signed off by NHBC inspectors throughout various stages of the build. Giving you and I peace of mind that the property has been built to the standards set by the NHBC.

Once the property has been built we then carry out the following;

 

Firstly, all main foul drains and surface water drains are jetted and CCTV’d twice. The first time is carried out by the groundworkers company and the second time is by a company I have chosen. This gives both you and I the knowledge that the drains are clear of any debris. Both jet/CCTV companies will highlight any defects with the foul and surface water drains, and these will then be rectified. 

The next item on the list is to check the property for any leaks. I personally carry out “The Great Flood” this is where every shower, bath and tap is turned on for 1 hour. Every toilet is flushed 30 times. The property is then checked for leaks straight after this and the following day, as any leaks will have formed a damp patch. Of course, any leaks will then be fixed.

The next stage is where I personally snag the property. Typically I will find around 100+ snags per property. To snag the property I have an 8 page checklist, which includes every room in the property, as well as the loft. Along with the outside of the property, garden, driveway and garage. The snag list is then given to the trades to make good any of their works. I will then continue to re visit the property, until the entire snag list has been completed. 

The next stage will be to snag the paint before your Welcome Tour with our maintenance manager (Explained in the “Buying Process”). This is where I cover the house with Post-it notes, typically anything from 200 – 300. The painters then complete this, meaning when you snag the property with our maintenance manager you shouldn’t find to many snags.

Will there be things I have missed? Absolutely. I try my best but I will still miss things, as will you when you snag the property. However, once you are living in the property any snags you have which are covered by NHBC we will of course come and fix. Any snags which I have missed I then add to my 8 page document, as to make sure they are then not missed on the next property, this ensures our standards are constantly improving.

I have no interest in building the biggest properties or the smallest. The most expensive or the cheapest. My goal is to build properties which have as few snags as possible, which enable our homeowners to enjoy their new home.
