When looking to buy a new build home, buyers will naturally have many questions regards the buying process and on going maintenance procedures. Hopefully the below information will help answer some of those questions for you.
The process will begin with you arranging a viewing with the estate agent for the property / development you are interested in. On the viewing the estate agent will explain the property, development and local area in more detail. Giving you all the information you need to make an informed decision on the property you are looking to buy.
Once you have reserved a property, the estate agent will send us your contact details. One of our team will then give you a phone call to say congratulations and help answer any questions you may have. They will then send you a fairly lengthy email, which contains warranty information, contact details, future snagging procedures etc.
Exchange of Contracts & Welcome Tour
We aim to exchange contracts in 8 weeks. Once you have exchanged contracts one of our team will be in contact to arrange for you to visit the property and meet our maintenance manager Jason. Where you will be given a Welcome Tour, showing you how everything works in the property, such as the alarm, kitchen appliances, boiler etc. Once the Welcome Tour is complete you will begin snagging the property with Jason, where he will write down all the snagging that needs to be done throughout the property.
Between Exchange & Completion
When a property has already finished being built we typically aim to have 3 weeks between exchange and completion, to allow for your snagging list to be completed. That way when you move into your home most items will have been ticked off your snagging list. Also in this time, should you wish to lay your own flooring and have your carpenter adjust door heights, you will have time to do so. We would recommend the last 3 days before completion is when flooring would be laid, that way no trades will be in the way of your flooring fitters.
Once our solicitors have confirmed you have completed on your purchase, one of our team will meet you at the property to take meter readings and hand you the keys to your new home.
From the date of completion you have 2 years of snagging with us and 10 years NHBC warranty. Our snagging procedure is in accordance with NHBC standards.
